Embracing the Airbnb Market in Jamaican Tourism

Minister of Tourism Edmund Bartlett recently announced discussions to bring the lucrative Airbnb segment of Jamaica’s tourism sector into the formal system. Last year, this segment generated over US$100 million in revenue, highlighting its significant contribution to the country’s tourism industry.

In a media breakfast event at Jamaica Product Exchange (Japex), Minister Bartlett emphasized that embracing new business models and expanding the accommodation landscape is crucial for Jamaica’s tourism growth. He mentioned that 29% of Jamaica’s stopover visitors stayed at Airbnb-listed properties last year, indicating a shift in traveler preferences.

The minister highlighted the importance of ensuring visitor safety, security, and a seamless experience through the destination assurance strategy. To achieve this, licensing regimes and a review of the Tourism Act are being considered to accommodate and regulate various accommodation models, including Airbnb.

Minister Bartlett expressed optimism about the economic benefits brought by the Airbnb market. Over US$100 million was directly earned by ordinary Jamaicans participating in the shared economy. This not only broadens the tourism value chain but also enables more Jamaican people to benefit from tourism while retaining more tourism dollars within the country’s economy.

The growth potential of the Airbnb segment is evident as it continues to attract an increasing number of visitors. With approximately 400,000 to 500,000 people staying at Airbnb-listed properties last year, Minister Bartlett expects further growth in 2023.

“This has added to our tourism offerings, where there is now something for everybody,” said Minister Bartlett. “Every day, Airbnb hosts offer unique stays and experiences that make it possible for guests to connect with communities in a more authentic way.”

Investment in real estate for rental income has become popular in Jamaica, attracting both locals and visitors. This trend is particularly prominent during large entertainment events such as Reggae Sumfest in Montego Bay and Dream Weekend in Negril.

As the Airbnb market continues to evolve, Jamaica is committed to embracing innovation while ensuring a balance between traditional accommodations and new additions to the tourism landscape. By incorporating the Airbnb segment into the formal system, Jamaica aims to create a safe and diverse tourism experience that caters to the evolving needs of travelers.
